Help! Mold growing around windows?
We just moved in to our new (just built) house at the end of June (hot dry summer here). The house came equipped with a humidifier. We were told to keep it on all year round.
When it started to get colder out (Canadian winter) I noticed that there is grey/black fuzzy mold growing along the bottoms and tops of the windows (on the inside!). We have shut off the humidifier, there is no condensation on the windows and yes, the house is clean… I dont know how to prevent it from coming back? Seems to have slowed it, but its still growing.. help please! Its so gross!!
LOL sorry.. all worked up about it I forgot to mention I have cleaned it (Lysol all purpose disinfecting spray).. so just keep at it? Windows were open when it was warmer, its frigid here, cant open them now..
Mold in a house is a big concern. It is NOT NORMAL to have mold growing anywhere in the house. It does mean that there is too much moisture. It could be an indication that the house was not properly constructed and moisture is getting to a place where it shouldn’t be, and it could be, as you indicated, a result of too much humidity in the air.
It is common to DEhumidify in the summer and Humidify in the winter. The humidification in the winter is because the “dew point” of the incoming air can never be more than the temperature of the air. You’ve probably heard of summer time dew points of in excess of 60′F being mentioned in weather reports during the summer, and that is relatively humid air. There is 10 times the water vapor is 60 degree dew point air than the maximum that can be present iin 0′F air.
If it is not the humidifier that caused the moisture that allowed the mold to grow it could be an installation problem with the house.
Mold has been a big issue for some time down here. Insurance companies have had to pay out so much money for house rebuilding claims as a result of mold, that they now have a written disqualification in each policy. If you have mold it is now the homeowner’s problem, not the Insurance company’s problem.
In the US it is common that a house comes with a guarantee. Don’t know what they have in Canada, but I’d suggest that you formally inform the builder of the mold problem. You may want to consult with a lawyer on how to do this properly to assure that he has notice of a possible problem with his construction within the warranty period.
You may also want to consult with your City Building Inspector.
If you leave the humidifier off from April through October and that takes care of the mold problem, then you need not take any additional action. However if there is still mold next year with the humidifier off during the summer then I’d invite the builder to come in and determine what the problem is and fix it at no cost to you. If he refuses you may have to see that lawyer a second time.
40-60% humidity is what they use for computer computer rooms. Houses can be less. At humidity levels much above 40% you can start getting condensation on windows during the winter time.
